Shared-data system allows key property information to be prepared sooner, so conveyancers can begin their work earlier, says LMS.

A new data-sharing platform has been launched that is designed to let estate agents prepare key property information earlier, which technology company LMS claims will reduce the need for agents to chase sales and help transactions move through the legal process more smoothly.

reduces duplication

It means agents will be able to create a Fast Track Sale pack at the listing stage, bringing together ID checks, title details, searches and material information. That information can then be accessed by conveyancers sooner, rather than waiting until after formal instruction, which LMS says should reduce duplication and improve visibility across transactions.

It is part of LMS’s National Property Transaction Network (NPTN), a platform designed to allow property data to be shared between parties involved in a sale.

It’s helping to reduce early chasing, keeps buyers more engaged from the outset, and sets the right expectations for a smoother customer experience.”

Charlie Carr, Estate Agent at eXp, said: “We’ve only just started our first case with NPTN and ProConvey, but already the added visibility and confidence in the conveyancers we’re working with is a real plus. It’s helping to reduce early chasing, keeps buyers more engaged from the outset, and sets the right expectations for a smoother customer experience.”

Travis Scholes (pictured), Commercial Director at LMS, said the pilot had shown “the power of live, shared data” in improving transaction flow.

Chris Scantlebury, Founder of ProConvey, added: “An estate agent can sign up and have their first Fast Track Sale property ready the same morning.”

LMS says earlier data sharing could help improve transaction speed and reduce fall-throughs, although uptake across agents and law firms will determine its wider impact.
