Momentum is already starting to build in 2026, as sellers are returning to the market en masse, keen to make their move now that Autumn Budget uncertainty is behind us and buyer confidence has been buoyed by a December base rate reduction, says GetAgent boss Colby Short (pictured)

The agent comparison platform analysed current for-sale listings on Rightmove in England to identify where home sellers have been most active during the first seven days of 2026, alongside wider indicators of market demand and engagement.

increasingly confident

The data shows that sellers have been increasingly confident about making their move, with many homeowners choosing to list before the New Year.

31,943 homes were listed during the week between Christmas Day and New Year’s Day alone, despite the market traditionally winding down for the festive break.

Nor has there been a slowdown since the arrival of 2026. During the first seven days of this year, a further 36,117 new homes were listed across England – a 13.1% increase compared to the previous seven-day period, reinforcing the view that sellers are keen to act early.

January is always one of our busiest periods for vendor activity, and the early signs this year suggest that quality agents are prepared to capitalise on it.”

London sellers have been the most active so far this year, accounting for 15% of all new listings recorded during the first week of 2026. Essex followed with 7%, while Kent accounted for 6%. Hampshire and Norfolk also ranked within the top five, contributing 4% and 3% respectively, highlighting strong early-year activity across both urban and commuter markets.

Short says: “January is always one of our busiest periods for vendor activity, and the early signs this year suggest that quality agents are prepared to capitalise on it.”
